We Stand
Behind our Work
At Live! Builders, we stand behind the quality of our new homes. Your investment is safeguarded against defects in workmanship and materials for one year, depending on the category. Should any covered item exhibit a defect, our commitment is to repair or replace it. Our aim is to not just meet but exceed the quality standards outlined in our comprehensive Warranty Manual. Your peace of mind is our priority.
Our
Building Process
Understanding our construction process will provide you and your family with the assurance and confidence that you're making the optimal decision in building your new home with us.
-
01 SITE WORKThe site is prepared for construction. The land is surveyed, and the foundation begins. A proper foundation not only keeps out moisture and insulates against the cold, but it also takes into account soil conditions, water tables, and backfill material.
-
02 FRAMINGThe home begins to take shape during the framing stage. Fire-rated lumber is used to erect walls, contour rooms, and construct the “bones” of the house.
-
03 M.E.P.Mechanical, electrical and plumbing are next. At this stage, all electrical wiring, outlets and breaker boxes are also installed. The walls remain open for a city inspector to examine the installations so that building framing may be finalized.
-
04 ENVELOPEAcoustical thermal insulation provides an outstanding building envelope that helps drown outside noise, reduce space for pests, maintain livable indoor temperatures and improve indoor air quality. Weatherproofing involves the home’s roof, subfloors, windows, exterior doors and walls. An acoustical thermal insulation and tight, structurally sound envelope conserve energy and saves money.
-
05 FINISHESYour home’s interior and exterior start to take their final forms. Drywall is hung throughout the home. Flooring and tile finishes are installed. Brick and/or stone go up on the exterior.
-
06 NEW HOME ORIENTATIONAt this time, you join the construction team for a walk-through inspection, itemizing any final punch-list items. Any items identified will be corrected before you are introduced to your new home.
-
07 MOVE INYour new home is now complete and ready for move-in. You will be introduced to your new home, pointing out all its unique features and systems. In the final stages you will have closed and be given keys. At this time, you will have peace of mind knowing you are covered under our builder warranty moving forward.
